1. Do you really know your market?
 It's really important that you know all about your specific, hyper-local market. Don't look at the national numbers expecting them to be a good indicator, they are not. You need to know what is going on in your specific town and in your specific price range. Every town performs differently and statistics are changing all the time. 

2. Are you asking for the right price?
 This always starts with an in-depth market analysis of your property. The market is always changing, however, and so will your analysis. If you ignore market changes when it comes to your pricing, you are going to get left behind and it will come back to haunt you.
